Many buyers assume lawyers only step in at closing to hand over paperwork and keys.
In reality, your lawyer becomes involved almost immediately after an accepted offer is in place.
From reviewing the Agreement of Purchase and Sale to checking title, coordinating with lenders, reviewing mortgage instructions, searching for judgments or liens, and ensuring the property can legally transfer ownership, your lawyer is protecting you every step of the way.
As Suzanne explained during the episode, a huge part of her role is making sure there are no surprises attached to the property or the seller before closing day arrives.

One of the most eye-opening parts of our conversation was discussing everything lawyers search behind the scenes before a property closes.

Sometimes buyers have no idea that a property may have shared driveways, access rights over neighbouring properties, or even legal issues tied to the seller that must be resolved before closing.

Understanding Title Insurance
We also spent time talking about title insurance — something many buyers hear about but don’t fully understand.
Title insurance helps protect buyers from certain issues that may not have been discovered before closing, including:

- Permit issues

- Tax liens
- Work orders
- Title defects
As Suzanne explained, title insurance has become an important layer of protection in modern real estate transactions, especially since updated location certificates and surveys are not always required in Nova Scotia.
The Closing Process Explained
Closing day involves far more than simply handing over keys.
Your lawyer coordinates with lenders, reviews mortgage instructions, confirms title is clear, calculates adjustments for taxes and utilities, registers the deed and mortgage, and ensures all funds have been properly transferred before the transaction officially closes.
Only once all legal and financial conditions are satisfied can the lawyers confirm the deal is officially closed and authorize the release of keys.
