Inventory Is Higher — And That’s Changing Buyer Behaviour
Active listings in Halifax currently sit at 1,152 homes. That’s a noticeable shift from the ultra-tight pandemic years, when inventory dropped as low as 719 in 2022 and hovered around 900 this time last year.
More choice is a good thing. It gives buyers room to think, compare, and make informed decisions. But it also changes how homes need to be positioned. In a market with options, strategy matters more than speed.
This is not a signal of a market slowdown or trouble ahead. It’s a sign that Halifax real estate is continuing its return to a healthier, more balanced pace.
Sales Are Down Month to Month — But Stability Tells the Bigger Story
November saw 335 sales, down from 392 last year. On the surface, that may sound concerning. In reality, it reflects a market where buyers are still active, just more intentional.
Looking at the bigger picture helps. Year-to-date sales sit at 4,673 homes, almost identical to last year’s total of 4,694. Activity isn’t disappearing. It’s normalizing.
The urgency and frenzy of the pandemic years are gone. What’s replaced them is steady, thoughtful decision-making.
Days on Market Continue to Rise — And That’s Healthy
One of the most telling indicators this month is days on market, now averaging 44 days, up from 40 last year and 33 in 2023.
This gradual increase doesn’t mean homes are struggling to sell. It means the pace is slowing to a more sustainable level. Buyers are taking time. Sellers are adjusting expectations. Negotiations are becoming more balanced.
In short, this is what a normal market looks like.
Pricing Is Holding — But Only When It’s Right
The average sale price in November was $642,239, continuing a trend of steady long-term growth. Halifax real estate is still building value.
However, there’s an important detail behind that number: 297 price reductions occurred last month.
That tells us pricing accuracy is critical. Buyers today are informed, cautious, and unwilling to chase listings that don’t reflect market reality. The days of holding offers on overpriced homes simply because “someone might pay it” are behind us.
This is no longer a market that rewards guesswork. It’s a market that rewards preparation and precision.
A Skills-Driven Market Has Returned
With more inventory, longer selling timelines, and informed buyers, Halifax real estate has become a balanced market again.
Pricing, presentation, negotiation strategy, and timing all matter. Homes that are positioned properly continue to sell. Those that aren’t often need adjustments.
This shift isn’t negative. It’s healthy. And it’s one many long-time market watchers will recognize as a return to balance.
So… Is Winter Actually a Better Time to Sell?

Winter sellers tend to attract serious buyers. These are people willing to view homes in cold weather because they have real plans, real timelines, and real motivation. There’s less competition from other listings, fewer casual open-house visitors, and far fewer “just looking” buyers.
When spring arrives, inventory surges. So does competition.
A personal example proves the point. Years ago, I sold my own family home in Cole Harbour by listing in November. It was the only two-storey home for sale in the neighbourhood — and it sold.
Winter isn’t a disadvantage. For many sellers, it’s a strategic advantage.
