The Final Interior Stages: When a New Build Starts to Feel Like Home

At this stage of a new home build, the pace feels different. The structure is complete, the systems are in place, and suddenly the house begins to look and feel like a finished home rather than a construction project.

In Episode 4 of our A New Home Build from Start to Finish series, I’m back on site in Dartmouth, Nova Scotia, with Chris from Marchand Homes to walk through the final interior stages of this custom build — the phase where finishes, fit-ups, and final details bring everything together.

From Drywall to Finished Spaces

Since our last visit, a lot has happened. Trim has been installed around doors and windows, interior doors are in place, and the home has moved through painting, flooring, and stair installation.

This stage follows a deliberate order. Trim work and doors are typically installed first so they can be painted cleanly. From there, flooring and stairs go in, creating the foundation for the final fit-up stage — where kitchens, cabinetry, and fixtures begin to transform the space.

Kitchens, Cabinetry, and Fit-Ups

The kitchen is often one of the most exciting parts of the build, and it’s also one of the most carefully sequenced. Cabinetry is installed before countertops, which are custom templated using laser measurements to ensure a precise fit against framed walls.

Depending on the type of flooring selected, cabinets may be installed before or after floors. Floating floors, such as laminate, require careful planning to allow for movement, while hardwood floors can support cabinetry installed directly on top.

These details may seem minor, but they play a big role in how the home performs and wears over time.

Inspections and Occupancy

While the earlier stages of a build are inspection-heavy, this phase leads toward the final approvals. Once all finishes are complete, inspectors return for final occupancy and plumbing inspections.

A home cannot be occupied until these inspections are passed and an occupancy permit is issued. This ensures all systems are functioning properly and the home meets safety and building code requirements.

Inside and Out: Wrapping Up the Build

At the same time interior work is being completed, exterior elements are finalized. Decks, retaining walls, and exterior grading come together to complete the home’s footprint.

Some final elements — such as custom shower glass, lighting fixtures, or mirrors — may be installed just before or shortly after closing, depending on delivery timelines. These last details mark the transition from construction to move-in readiness.

Nearing the Finish Line

This stage represents the final stretch of the build. With only a few weeks remaining before closing, the focus shifts to quality checks, walkthroughs, and addressing any final deficiencies before the homeowners receive the keys.
