More Listings, More Price Drops in Halifax… Now What?

If inventory is rising and homes are taking longer to sell, are we still in a seller’s market, or are we beginning to move toward balance?

This is one of the most common questions right now, and interestingly, even among real estate professionals, the answer is not always consistent. To understand what is really happening, it is important to look closely at the data and how buyer and seller behaviour is evolving.

The March 2026 Halifax real estate statistics provide valuable insight into this shift.

Inventory Continues to Climb

There were 1,170 active listings in Halifax and surrounding areas in March 2026. This is an increase from 859 listings in 2025, 765 in 2024, and 690 during the peak pandemic market.

This steady rise in inventory is significant.

Buyers now have more options and more time to make decisions. The urgency that defined the market over the past several years has eased, and competition is no longer as intense.

As inventory continues to build, the dynamics of the market naturally begin to shift.

Sales Activity Remains Steady

A total of 330 homes sold in March 2026. This is slightly lower than the 377 sales recorded in 2025 and 373 in 2024, but still higher than 2023.

Year to date, there have been 835 sales in 2026. This compares to 916 last year, 916 in 2024, and 773 in 2023.

The pace of the market has moderated, but activity remains steady.

Buyers are still present and engaged. They are simply taking more time, exploring more options, and making more informed decisions.

Homes Are Taking Longer to Sell

The average days on market in March 2026 was 44 days. This is an increase from 35 days in 2025, 38 days in 2024, and 27 days in 2023.

This shift is important to understand in the right context.

Homes are no longer selling at the speed seen during the peak of the market. Instead, conditions are normalizing. A longer time on market does not necessarily indicate an issue with a property, but rather reflects a broader change in market pace.

Home Prices Continue to Show Strength

The average home price in March 2026 was $624,156. This is an increase from $612,023 last year and remains well above levels seen in 2024 and 2023.

Despite changes in market conditions, home values continue to demonstrate resilience.

At the same time, appreciation has moderated to approximately 2 percent. This is a more sustainable rate of growth and reflects a return to more typical market conditions.

Pricing Strategy Matters More Than Ever

One of the most notable trends this month is the number of price adjustments.

In March alone, there were 233 price reductions!

When compared to the 330 homes that sold, this indicates that a significant number of sellers needed to adjust their pricing in order to achieve a sale.

This is a clear signal that the market has shifted.

Pricing high to test the market is no longer as effective as it once was. Buyers are more informed, and homes that are not aligned with market value are being overlooked.

Accurate pricing from the beginning is now critical to success.

Are We Still in a Seller’s Market?

Technically, the answer is yes.

Halifax remains in a seller’s market. However, the gap is narrowing.

Inventory is rising.
Homes are taking longer to sell.
Price adjustments are becoming more common.

These are all indicators of a market that is transitioning.

For context, the last time Halifax experienced a balanced market, there were over 2,200 active listings, and average days on market exceeded 100 days.

We are not there yet.

This is not a market in decline. It is a market that is normalizing.
