Flooring Has Come a Long Way: What Every Homeowner Should Know Before Their Next Renovation

Most homeowners don’t spend much time thinking about their flooring until it’s time to replace it.

Whether you’re renovating, building a new home, preparing to sell, or simply trying to understand the differences between today’s flooring options, there’s a lot more to flooring than most people realize.

On a recent episode of Real Estate with Brenda K, I sat down with flooring expert Alan from Richie’s Flooring to discuss how flooring products have evolved over the years and what homeowners should know before making a decision.

Remember the Early Days of Laminate?

If you owned a home in the late 1990s or early 2000s, chances are you remember the first generation of laminate flooring.

It was often considered an affordable alternative to hardwood, but it came with its share of challenges. Many products had repeating patterns, sounded hollow underfoot, and were extremely vulnerable to moisture. Even a small amount of water could cause seams to swell and bubble.

Fortunately, today’s laminate flooring is a completely different product.

Modern laminates feature denser core materials, improved locking systems, textured surfaces, realistic wood grain patterns, and significantly better moisture resistance. In many cases, it’s difficult to distinguish high-quality laminate from real hardwood without taking a closer look.

Laminate vs. Luxury Vinyl: What’s the Difference?

One of the most common questions homeowners ask is:

“What is the difference between laminate and luxury vinyl plank?”

While they may look similar, they are very different products.

Laminate Flooring

Laminate flooring is made from a high-density fiberboard core with a printed decorative surface that mimics the appearance of wood.

Benefits include:

  • Excellent scratch resistance
  • Realistic wood visuals
  • Great value for the price
  • Durable enough for busy households with kids and pets

Today’s premium laminates also feature textured finishes that closely follow the grain pattern, creating an authentic hardwood appearance.

Luxury Vinyl Plank (LVP)

Luxury vinyl plank is made from waterproof vinyl materials rather than a wood-based core.

Benefits include:

  • 100% waterproof
  • Ideal for bathrooms, basements, mudrooms, and kitchens
  • Resistant to spills and moisture
  • Easy maintenance

For homeowners concerned about water exposure, luxury vinyl is often the preferred choice.

Why Installation Matters

Even the best flooring product can fail if it isn’t installed properly.

One of the biggest mistakes homeowners make is attempting a DIY installation without understanding expansion requirements, subfloor preparation, or moisture management.

Floating floors such as laminate and luxury vinyl require room to expand and contract with seasonal humidity changes. Without proper expansion gaps, floors can buckle, separate, or develop noticeable gaps.

Subfloor preparation is equally important.

During the renovation of my own 150-year-old farmhouse, significant floor leveling was required before installation could even begin. What initially appeared to be a straightforward flooring project quickly revealed decades of settling and uneven surfaces that needed correction.

The lesson?

A professional installation often makes the difference between a floor that performs beautifully for years and one that creates ongoing problems.

Moisture: The Hidden Flooring Enemy

One of the most important topics we discussed was moisture.

Many homeowners focus on spills from above but forget about moisture coming from below.

Concrete basement floors naturally contain moisture. Without a proper vapor barrier, that moisture can migrate into flooring materials and cause damage over time.

Even products with excellent waterproof warranties are designed to protect against moisture from above, not flooding or moisture intrusion from underneath.

If you’re installing flooring in a basement, proper moisture protection should never be overlooked.

Hardwood Still Has Its Place

While laminate and luxury vinyl have gained tremendous popularity, hardwood remains a premium flooring choice.

Today’s engineered hardwood products offer several advantages over traditional solid hardwood:

  • Greater stability
  • Better resistance to seasonal movement
  • Wider plank options
  • More forgiving finishes and textures

Many engineered hardwood products now feature hand-scraped or textured finishes that help disguise minor scratches and everyday wear.

For homeowners who love the warmth and authenticity of real wood, engineered hardwood remains an excellent option.

Which Flooring Is Right for You?

The best flooring choice depends on your lifestyle, budget, and how the space will be used.

If durability and value are priorities, laminate may be a great fit.

If moisture protection is your biggest concern, luxury vinyl may be the better option.

If you’re looking for the timeless appeal of natural wood, engineered hardwood is worth considering.

The good news is that today’s flooring options offer more choices, better performance, and more realistic visuals than ever before.
