When people think about summer, real estate usually isn’t at the top of the list.
They’re at the beach, enjoying weekends at the cottage, travelling with family, or simply taking a break from house hunting.
But what if that’s exactly what creates one of the best buying opportunities of the year?
The latest Halifax real estate statistics suggest that’s exactly what’s happening.
More Listings Doesn’t Mean a Bad Market
One of the biggest changes we’ve seen over the past few years is inventory.
There were 1,532 active listings across the Halifax market in June. Compare that to 983 at the same time last year and just over 800 three years ago. That’s nearly 700 more homes available than buyers had only a few years ago.
At first glance, more listings can sound concerning.
In reality, more inventory simply means buyers have more choice.
Instead of feeling pressured to make an offer on the first suitable home they find, buyers now have the opportunity to compare properties, evaluate value, and negotiate with greater confidence.
That’s not a weak market.
It’s a healthier one.
Buyers Haven’t Disappeared
Sales have eased slightly compared to the past few years, but that doesn’t mean buyers have disappeared.
They’re simply approaching the market differently.
Today’s buyers are taking a little more time, viewing more homes, asking more questions, and making informed decisions before writing an offer.
That’s exactly what you’d expect to see as the market becomes more balanced.
A Healthier Pace for Everyone
Homes are currently taking an average of 32 days to sell.
That’s only a few days longer than we’ve seen in recent years, but from my perspective, that’s not a negative.
Buyers have more time to compare homes and complete their due diligence without feeling rushed.
For sellers, it reinforces something I’ve always believed.
Preparation, presentation, and pricing matter more than ever.
Halifax is still a seller’s market, but we’re seeing a much healthier pace than we have in several years.
Looking Beyond the Average Sale Price
The average sale price came in at $617,695.
That’s slightly below last year’s average, but still ahead of where prices were in both 2024 and 2023.
Annual appreciation also dipped slightly this month.
Before anyone assumes home values are declining, it’s important to understand what influences these numbers.
Average sale price is affected by the types of homes that sell during any given month. If more luxury homes sell, the average naturally rises. If more entry-level homes sell, it comes down.
That doesn’t mean your home’s value has suddenly changed.
It simply reflects the mix of homes that sold during the month.
One Statistic Doesn’t Tell the Whole Story
One number that often gets a lot of attention is the list-to-sale price ratio.
This month, homes sold for an average of 98.5% of the asking price. At first glance, it looks like sellers are still receiving almost full price.
But there’s another part of the story.
During the past 30 days, there were approximately 500 price reductions across the Halifax market.
Think about that for a moment.
If a property starts too high, is reduced once or twice, and then sells for 98.5% of its final asking price, the list-to-sale ratio doesn’t tell you how long it sat on the market or what it took to get there.
That’s why pricing your home correctly from day one remains one of the most important decisions you’ll make before your property ever hits the market.
So, Who Has the Advantage This Summer?
Let’s go back to the question we started with.
Who has the advantage during the dog days of summer?
The answer is buyers.
Every summer, many buyers hit pause. They’re on vacation, spending weekends at the cottage, or simply putting their home search on hold for a few weeks.
That means fewer buyers are actively competing for homes.
At the same time, inventory remains strong, giving active buyers more homes to choose from and better opportunities to negotiate.
For those who stay in the market, summer can quietly become one of the best times of the year to buy a home.
